Condensation, Not Just Leaks: The Other Reason Bathrooms Grow Mould

You scrub the mould off the ceiling above the shower, and the paint looks clean again for a few weeks. Then the grey speckling comes back in exactly the same spot, and you start wondering what is leaking behind the wall. A plumber comes out, runs the usual checks, and tells you the pipework is sound.
That answer confuses a lot of homeowners, because mould feels like proof that water is escaping somewhere. Quite often the water never escaped from anything. It arrived through the air, condensed on a cold surface, and stayed there long enough for spores to settle and grow.
Condensation mould and leak mould look broadly similar, but they come from opposite problems and they need opposite solutions. Working out which one you have will save you from paying for repairs that were never going to fix it.
What Condensation Actually Is, and Why Bathrooms Are the Worst Room for It
Warm air holds more moisture than cold air
Air carries water vapour, and the warmer it gets, the more it can carry. When that warm, loaded air touches something cooler, it loses its capacity to hold the moisture and releases it onto the surface. You see the same process on a cold glass of water on a summer afternoon, where the glass is not leaking at all.
Dew point, without the jargon
Dew point is the temperature at which a surface becomes cold enough to start pulling water out of the air. If your bathroom air sits at 22 degrees with high humidity, a ceiling surface at 16 degrees can be cold enough to cross that line. Nothing has to be broken for water to appear.
One shower produces more moisture than people expect
A hot shower releases a surprising volume of water vapour into a small enclosed room within minutes. If it cannot get out of the building, it settles on whichever surfaces are coldest. Mould needs little else, since bathroom surfaces already carry soap residue and dust for it to feed on.
The Building Conditions That Make It Worse
A heating season widens the gap
In any climate with cold months, you heat the inside of the home while outside walls and ceilings stay cold. That temperature difference creates the condensation, which is why so many households only notice bathroom mould between autumn and early spring. In humid climates the same problem appears for a different reason, because the outdoor air offers no drying capacity at all.
Missing insulation above the bathroom
Ceilings without insulation directly above the shower behave like a permanent cold plate. This is one of the most common causes of ceiling mould in older homes, and it explains why growth so often appears in one defined patch rather than spreading evenly.
Airtight construction traps what draughty buildings used to lose
Modern homes are sealed far better than homes built fifty years ago, which lowers energy bills and improves comfort. The trade-off is that moisture produced indoors no longer escapes through gaps by accident. Older homes retrofitted with sealed windows end up in the same position, holding moisture that used to leak away on its own.
How to Tell Condensation Mould From a Leak
This is the part worth slowing down on, because the diagnosis determines everything that follows.
Signs pointing to condensation:
Mould sits on ceilings, upper walls, window reveals and cold corners
Growth appears or worsens seasonally and eases in warmer months
Surfaces feel damp or misty rather than saturated
Mirrors and windows fog heavily and stay fogged
The affected material is discoloured but still firm
Signs pointing to a leak:
Mould appears low on walls, near skirtings, or in the room on the other side of the wall
Growth stays constant regardless of season or weather
Yellow or brown staining and rings appear on plasterboard
The surface feels soft, spongy or swollen when pressed
The smell is heavy and earthy rather than faintly musty
Timing gives you another useful test. Condensation responds to ventilation changes, so if running an extraction fan properly for a few weeks noticeably slows the growth, air is your problem. A leak ignores ventilation and keeps returning at the same rate.
Plenty of bathrooms have both. A room with poor extraction and a failing seal grows mould in two places for two reasons, and fixing only one leaves you halfway through the job.
When the Problem Really Is Waterproofing or the Shower Base
Signs the membrane has failed
A waterproofing membrane sits beneath the tiles and stops water reaching the structure behind. When it fails, moisture travels into wall cavities and floor substrates, so the damage often shows up outside the bathroom before you notice anything inside it. Damp carpet in an adjoining hallway or paint lifting on the far side of a shower wall points strongly this way, and correcting it means addressing the professional waterproofing rather than the visible surface.
Cracked bases and failed junction seals
Shower bases crack under movement, and the junction between base and wall carries constant stress. Water passing through a cracked or leaking shower base feeds mould continuously from behind, which is why cleaning has no lasting effect in those cases.
Grout and silicone are usually the symptom
Discoloured grout gets blamed for problems it did not cause. Grout is porous and holds moisture wherever moisture is present, so black grout lines in an otherwise sound shower usually reflect air conditions rather than a failure underneath. Proper surface preparation during tile and grout installation reduces how much water the joints absorb, though no grout stays clean in a bathroom that never dries out.
What Actually Fixes Condensation Mould
Extraction that moves enough air
An extraction fan needs to remove roughly 25 litres per second, or about 53 cubic feet per minute, to serve a standard bathroom adequately. Building codes set their own minimums and these vary between countries, so treat that figure as a floor rather than a target. Fully clearing shower steam usually calls for considerably more airflow than any minimum allows.
Ducting that goes outside
A fan discharging into the roof cavity has not removed moisture from the building, it has moved the problem upstairs where it condenses on roof timbers instead. Australian rules now require exhaust air to discharge outdoors, and the practice is discouraged almost everywhere else for the same reason.
Run-on time and make-up air
Switching the fan off as you leave leaves most of the steam behind, so running it for around ten minutes afterwards does far more work than running it during the shower. Extraction also needs replacement air entering the room, which is why a small undercut beneath the door matters more than people assume. A fan pulling against a sealed room moves very little air.
Surface temperature and insulation
Warming the cold surfaces removes the condensation point altogether, which is the most complete fix available. Insulating the ceiling above the bathroom is the usual starting point, and a bathroom renovation that opens up walls and ceilings is the natural moment to correct it. Whole-home moisture load matters too, since dryers and poorly ventilated laundry spaces push humidity into every room including the bathroom.
Habits help, within limits
Shorter showers, wiping down wet surfaces and leaving the door open afterwards all reduce moisture. None of it overcomes a bathroom with no working extraction and an uninsulated ceiling, so treat these as support rather than a solution.
What Cleaning Alone Doesn't Do
Bleach and mould sprays remove the visible layer and leave every underlying condition exactly as it was. Spores stay in porous materials such as plasterboard and grout, and the same cold surface collects the same moisture the following week.
Repainting creates a similar illusion. The stain disappears for a season while moisture accumulates behind the coating, and the growth returns once conditions repeat.

Check that the fan is genuinely moving air too, since a unit clogged with dust or connected to a crushed duct run may sound like it is working while achieving almost nothing.
Does mould on grout mean the waterproofing has failed?
Usually not. Grout is porous and sits in the wettest part of the house, so surface discolouration is a normal response to a humid room rather than evidence of a failure beneath the tiles. The warning signs of genuine waterproofing failure appear elsewhere. Look for damp patches on the opposite side of the shower wall, lifting floor coverings in adjoining rooms, tiles that sound hollow when tapped, or a musty smell that persists even when the bathroom looks dry. If grout keeps darkening across an entire wall despite good ventilation and regular cleaning, an inspection is worthwhile, because the question at that point is whether water sits behind the tiles rather than simply on them.
Will a dehumidifier stop bathroom mould?
A dehumidifier lowers indoor humidity and reduces the conditions mould needs, so it helps. Keeping relative humidity below about 60 per cent makes growth considerably less likely across the whole home. It works best as support rather than a primary fix, because a portable unit struggles to keep pace with the steam a hot shower generates in a few minutes. Extraction removes that moisture from the building far more efficiently than a dehumidifier can condense it. The exception is a home with a broader humidity problem, where a dehumidifier handles the background level while extraction handles the peaks.
Final Thoughts
Mould that keeps returning is telling you about the conditions in the room, not about how thoroughly you cleaned last time. Before spending money on repairs, work out whether the moisture arrives through the air or through the building, because the two problems share almost none of the same solutions.
